Terms & Conditions

Please read these Terms and Conditions carefully before using The Basera Luxury Homestay website (Legal name- BFS Marketing)

1. Acceptance of Terms:

By accessing or using the Service, you agree to be bound by these Terms. If you disagree with any part of the terms, then you may not access the Service.

​2. Reservations:

Reservations made through our website are subject to availability and confirmation. We reserve the right to cancel or modify reservations at our discretion. You agree to provide accurate, current, and complete information during the reservation process.

3. Check-In and Check-Out:

Check-in and check-out timing are as such. 11:00 AM (check out) 02:00 PM (check in).

4. Payment and Charges:

Payment for reservations and additional services is processed in accordance with our payment policy. You agree to pay all charges incurred during your stay.

5. Cancellation Policy:

The 50 percent advance taken at the time of booking will not be refunded in the event of a cancellation. Please refer to bookings & cancellation policy.

6. Guest Conduct:

We reserve the right to refuse service to anyone for any reason. Guests are expected to conduct themselves in a respectful and responsible manner during their stay.

7. Photography and Film:

No permission is needed to take photos or film at our properties. However, we do recommend asking for permission before photographing or filming other guests who are not part of your group. Verbal consent is solicited as a goodwill gesture. On occasions we may commission crews to film or take photographs at our properties for promotional purposes. If you do not wish to be filmed or photographed, you are required to voluntarily leave the filming or photography area.

8. Links to Third-Party Websites:

Our Service may contain links to third-party websites or services that are not owned or controlled by The Basera Homestay. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites or services.

9. Changes to Terms:

We reserve the right to update or change these Terms at any time. Continued use of the Service after any changes constitutes acceptance of those changes.

10. Governing Law:

These Terms shall be governed and construed in accordance with the laws of Government of India, without regard to its conflict of law provisions.

General Terms And Conditions

  • As per Government of India’s security regulations, it is mandatory for all guests (including kids) to show a valid photo identification (passport for foreigners) at the time of check-in. Please do ensure to carry this with you.
  • All guests must be of at least 18 years of age to be able to check-in at the Hostel.
  • It is mandatory for guests to present valid photo identification at the time of check-in. According to Government regulations, a valid Photo ID has to be carried by every person staying at the hostel.
  • The identification proofs accepted are Passport, Aadhar Card, Driving License and Voter ID card. PAN Card is not accepted as a valid ID Card. Guests with Local IDs will not be allowed admission.
  • Advance taken at the time of reservations is strictly non-refundable.
  • Prepayment is mandatory at the property during Check-In
  • Non resident guests are not allowed inside the rooms. In case you want to invite someone, you can meet with them in the common areas.
  • Guests are responsible for their own personal belongings.
  • Breakfast is not inclusive of the room rate cited. It is charged over and extra at the property only.
  • Extension of the stay would be provided on current room rates and are subject to availability.
  • Current room rates may be different from the rates at which the rooms were booked.
  • Right to admission is reserved.
  • Certain policies are booking specific and they are notified at the time of booking.

Guest Policies

  • Smoking / Hookah in the rooms is not allowed.
  • We provide daily housekeeping service.
  • Following our eco-friendly, water conservation policy – we change our bed linens and towels every two days.
  • Guests are allowed to cook only in the shared kitchen of the property.
  • All homestyle meals are served in the dining area during the time stated on the menu.
  • Our property has a standardized menu and fully staffed kitchens. In addition, specially curated meals are available for groups with advance notification/planning.
  • We care about your well being, if you have special needs, food allergies etc, please notify us in advance. We can discuss the possibilities to accommodate your dietary requirements.
  • Our last order for food is 9 pm, and all staff retire by 10:30pm. (with the exception of NYE).
  • Guests are required to adhere to the noise ordinance policy as per individual property. The property manager reserves the right to decide what is loud music and caution the guest to reduce sound levels to personal listening levels.
  • Not adhering to a decency code on our property or a violation of our policies can result in removal from the property without a refund.

Other Policies

  • Any breakage or damage of any items in the property will be charged as ‘actuals’.
  • Billable items will be additionally billed. These include: Breakage of glassware, crockery or antiques.
  • Damage to property, furniture and fixtures, linen, etc. will be charged as per the repair cost incurs.
